Sarasota Contractor License Lookup: State License, Local Registration, Permit Record

“Licensed in Florida” does not finish a Sarasota contractor check. A useful verification connects three records: the state credential, the local registration for the jurisdiction where the work occurs, and the permit record for the exact address and scope.

The local step changes across Sarasota County, the City of Sarasota, North Port, Venice, and Longboat Key. The state license can be active while the local insurance or registration record still needs attention. A local registration can also exist without proving that the permit for one customer's job was issued or closed.

The four findings worth keeping

• Florida's DBPR lookup verifies the state construction credential and its status; it does not replace local registration or a project permit.
• Sarasota County directs owners to check contractor licensing and the public permitting system, and separately investigates unlicensed work and code violations.
• City of Sarasota, Venice, and Longboat Key explicitly require contractor registration in addition to the underlying state or local credential.
• A permit record connects a contractor to a specific address and scope. It still does not prove the required final inspections passed unless the record shows closeout.

The local verification matrix

The postal address does not choose the row. Confirm whether the parcel is in unincorporated Sarasota County or inside a municipality before using its registration or permit portal.

Step 1: verify the Florida credential

Use the Department of Business and Professional Regulation's Verify a License tool. Search the legal business name, qualifier, or license number, then record:

• legal name and doing-business-as name;
• license number and category;
• certified, registered, or specialty status where shown;
• active status and expiration;
• qualifier tied to the business; and
• public discipline or complaint information available in the record.

The category must cover the proposed scope. A general license is not a substitute for the electrical, plumbing, mechanical, roofing, pool, or other credential the work requires.

Step 2: understand certified, registered, and specialty without flattening them

Venice's current contractor-registration FAQ gives a useful plain-language distinction. A state certified contractor holds a DBPR certificate of competency and can contract statewide without repeating another jurisdiction's competency examination. A state registered contractor works in the jurisdiction where the local competency requirements were met. A specialty contractor works within the jurisdiction where that specialty certificate was issued.

That statewide-versus-local distinction does not eliminate registration. The City of Sarasota says state certified and state registered contractors must register with the city and provide the applicable license and insurance records. Venice says anyone contracting in its listed building and trade categories must first register with its Building Department. Longboat Key says all contractors must be registered and keep required license and insurance copies current with the town.

Local pages and fees change. Use the current form for the project jurisdiction instead of an old PDF saved from another job.

Step 3: match the insurance and company names

Sarasota County's registration form for state certified contractors calls for the state license, liability insurance, workers' compensation coverage or exemption, and an authorized-agent letter when applicable. The form also warns that the company name on the insurance certificate must match DBPR's record.

Run that same name check across the proposal, license, insurance, registration, and permit. A mismatch can be an innocent paperwork issue, but it should be resolved before the customer assumes the contracting party and permit holder are the same company.

Step 4: search the project permit

After the credential and local registration are verified, search the address in the correct public portal. Match:

1. job address;
2. scope description;
3. primary contractor and regulated subcontractors;
4. issue date and status;
5. inspections, corrections, and revisions; and
6. final or closed status.

Permit issuance proves the authority created the record and authorized the described work subject to its conditions. It does not prove the contractor finished the job or that the permit reached final approval.

Step 5: know what a complaint office can and cannot decide

Sarasota County says its Contractor Licensing program can address code violations for certified, registered, and locally licensed contractors when the violation occurred in county jurisdiction. The same page says it does not resolve contractual disputes, fee or price disputes, or quality-of-workmanship disputes.

Keep those routes separate:

• unlicensed activity or work without a permit: local enforcement and DBPR;
• state license status or discipline: DBPR;
• building-code or permit issue: the local building authority;
• contract, payment, or workmanship dispute: the remedies available for that private dispute, not a promise that the licensing office will decide it.

• Confirm the parcel jurisdiction.
• Verify the exact DBPR credential and qualifier.
• Confirm current registration and insurance with that city or county.
• Match the legal name across proposal, license, insurance, and permit.
• Search the address and scope in the permit portal.
• Write down who pulls each trade permit and schedules inspections.
• Hold the final permit or inspection record with the contract and warranty.
